Choosing a Mountain Subdivision
One of the most difficult decisions to make when shopping for your ideal Colorado Mountain Property is choosing a mountain subdivision. 

You will have many questions as you begin your search.  Do they have covenants and how will that affect how I enjoy my property? What is an HOAs (Home Owner Associations) or POAs (Property Owner Associations)?  Do sizes of lots vary from development to development and how can my rights be effected by these things? Can I shoot or hunt on the property?  How are the roads maintained?  Can I ride ATVS, Dirtbikes or UTVs on the roads?  Who removes the trash?  Can I park my RV on the property?  Is there an architectural committee?

Colorado Water Information

In Colorado, water is one of the most important considerations as you choose your home or land. 

It is important to note that there is a difference between "water use" and "water right".  Any questions you have regarding water use should be verified by the Division of Water Resources or through a water rights attorney.  Do Not Rely Solely on what a REALTORĀ® may tell you, as they are not qualified to answer your questions!!!
